T D & D Unlimited is one front company condo associations must avoid at all cost

Under consideration by the McLean Hills Condo Association Board of Directors headed up by Dan Gilliland is a “Maintenance Program” contract submitted in April by James Hawkins, who represents the Thomas Mazzei, Don Mazzei, Darryl Payne Cardinal Management Group Corporation as property manager for the co-op.

The proposal is prepared by T D & D Unlimited.

T D & D Unlimited, however, is a mere front company the board must avoid at all cost.

What’s a “front company”?

A front company is a shell company used to shield another company from scrutiny or liability. Such a company can serve to protect a parent company against negative publicity from mishaps and may also be used to conceal illegal activities.

T D & D Unlimited needs to be banned from the property immediately; it is sporadically providing McLean Hills with a variety of questionable, seemingly unnecessary and of inferior quality, property repairs. A recent review of available records, and those records are sparse, has suggested T D & D Unlimited is mostly a power washer service. Its "type of business" is unclear, its rates hefty.

T D & D Unlimited billed the association $10,238.75 for service (some of it untitled) delivered over a period of 4 months, which includes May 2012, April 2012, October 2011, and September 2011. That record of debits, as explained above, is sparse; that record of debits is incomplete because association access to association financials, and association inspection of association financials, is currently blocked by order of Thomas Mazzei, Don Mazzei, and Darryl Payne, the principals and the executives of Cardinal Management Group Corporation. Unit owners at McLean Hills are requesting consecutive, monthly records from January 1, 2011, to the present. Unit owners at McLean Hills are waiting for full compliance with their request for financial records from the manager and the Mazzei brothers who employ him.

Not even the Gilliland board is acting to satisfy the request of owners to check the ledgers and the documents in support of the ledgers.

Some unit owners are licensed accountants and bookkeepers simply wishing to see where monthly dues are going.

Our next unit owners meeting with the board (members Dan G., Tim B., Michael R., Tyler W., and Bob A.), the Minute-By-Minute recorder (at $380.00 a pop), and the CMG representative (manager James H.), who is perhaps by now feeling some pressure from Thomas Mazzei, Don Mazzei, and Darryl Payne to finally snag the McLean Hill Condominium Association in a contract with front company T D & D Unlimited, is on Thursday, July 19th at 7:30 p.m., 7809 1/2 Enola Street.

Note that, in January, manager Hawkins -- as agent for Thomas, Don, and Darryl -- presents the McLean Hills Board of Directors with this T D & D Unlimited "ponding water" bid and contract with price tag of $1,595.

    Had you read the meeting minutes you'd know this bid was not accepted. Also, I'd like to see documentation that TD&D is, in any way, associated with Cardinal Management.

    I'd like to appeal to the person responsible for this blog, as well as other actively participating homeowners, that this blog be removed as it is hurting all of our resale value. If anyone google's "McLean Hills" as a prospective place to buy this is one of the first hits - perhaps there is a more appropriate forum (a private blog, e-mail chain, or MEETING) where this can be discussed and not on view for all potential buyers.

    I am in no way affiliated with your community however this blog was brought to my attention by another community Board member. I can not speak to your current management company however I can speak for the company TD&D Unlimited which some people seem to be slandering on this site. I am a Senior PM for a Northern VA property management firm with over 16 years of experience and I can say without a doubt that TD&D Unlimited is NOT in any way owned or financed by CMG. The owner of TD&D is Brian Davis and he and his company have done many large and small repairs for several of my 9 communities within the last number of years. He and his team have shown nothing but top notch workmanship and stellar attentiveness to all of my properties and projects.

  4. I received this email from "m k". Cardinal Management Group has been our property management company (CMG)for 15 years (or more) and Don Mazzei has been our rep. Your blog links back to their website.

    First, the McLean Hills BoD should take this blog down as it does affect property values and that is the principal job of any HOA.

    Second, I have worked with Mr. Mazzei and find it unbelievable that he is blocking any financial records.

    It is with deep regret that I introduce myself under these circumstances. My name is Brian Davis and I am the owner of TD&D Unlimited, LLC. The name of my company was chosen because I have always admired the sight of a father and son whom work together towards something…TD&D are my sons initials. What better way to bend the laws of probability than to name a company after my son.

    I was recently advised about an internet posting regarding my company and in all honesty, I believed it to be a joke. But, to my dismay, that wasn’t the case. I have worked in the Virginia, DC and Maryland areas for several other companies over numerous years prior to starting my own business. I am now honored to work with several property management companies throughout the area. With a simple request, I would be more than happy to provide a list of references and pictures of jobs if so desired that clearly will prove the reputable and dependable work my company provides. We are a property restoration company specializing in exterior property maintenance, though we do have some great carpenters and have performed additions and remodels. We pride ourselves in our work and the relationships we build with the communities we work in and the people that we work for. Though we strive for perfection, mistakes happen to the best of us. If there is ever a mistake made on our end, rest assured, that we would take any and all necessary actions to correct any outstanding issues or concerns. I value the people and the communities that allow us to work with them and want nothing short of having each and everyone happy that they chose us. We have been very blessed to work in some of the greatest communities around. I make efforts to visit these communities on a regular basis meeting different residents along the way as well as the management and board members and I am sorry that our paths haven’t yet crossed.

    I noticed that you have posted one of our proposals on this site. Competition in our industry is very fierce and at times cut-throat. I put a lot of time in and thought into our proposals. I would appreciate it if you would kindly remove the proposal so that it is only available for the specific individuals that it was intended for. I thank you in advance for your cooperation. I can assure you that I will stand behind my team and make any situation right if something was overlooked or didn’t meet one of my clients expectations, and I have every intention of rectifying the situation as quickly as I am informed of something. At this point, it appears that there is an “attack” being made at my company, but with no real clear statement indicating what the issue really is. I have men and women working for me that work extremely hard, as many hard workers refer to it as “breaking their backs” each and every day to ensure the happiness of our clients. Not only do they depend on our success, but their families as well. One small action of a single person can affect the lives of many. Too often it seems these days that some take such actions without properly taking other measures to handle an issue, which in turn seems to only produce negativity in peoples lives, that could have been avoided.
    There have been countless properties and management companies that I have worked in or around over the many years that I have been in the industry. One thing that I can assure you is that your association is very fortunate to be managed by Cardinal Management Group. I have not yet had the privilege of meeting the owners of Cardinal, but have had the opportunity to work with several of the managers within the company. The manager who oversees your community looks out for the best interest for all of the properties that he manages.

    We strive to provide quality workmanship and have long term relationships based on trust and dependability. In my opinion, when a management company finds a contractor with these attributes, they would hopefully continue to work with them building strong relationships with the chosen contractor. The more work a contractor performs within a community, the more familiar they become with the community and their needs.

    As I have previously stated, I work for a wide variety of property managers and homeowners and I can promise you that in all of my dealings with Cardinal Management Group, they have been nothing short of ethical and of strong principles. I certainly hope that the false accusations mentioned regarding TD&D Unlimited, LLC and Cardinal Management Group haven’t caused any negativity of any sort and hope that the “blogger” will honor the requests that many have made to remove such negative comments which affect an entire community . Again, I would be more than willing to meet with any member of the community to alleviate issues or concerns.

    As always, where we are tomorrow depends on the happiness and satisfaction of our clients today. Without “them” there is no “us”.
